All villas are beachfront on the Gulf of Mexico near Progreso and Chicxulub; all villas have a swimming pool.
Villas have been chosen for their convenience of location, condition and overall appearance. They are also selected with consideration for the walking distance to local restaurants and grocery shopping.

Villas and condos are priced in US Dollars and may be rented on a seasonal or monthly basis from September 1, 2013 to June 30, 2014.

Caretaker is generally on site to maintain the grounds, the caretaker may be hired for cleaning the villa on a regular basis. cleaning supplies are provided by the renter.

Starting in 2010 Cablemas has been available in most villas; this service provides both Cable TV as well as the internet. It is very important to confirm this service prior to booking because it is not installed in all villas.

SouthNest representative is in Mexico during your stay and may be contacted by land, cel phone or emailed to address concerns.
All final payments are due 60 days before departure. Rentals for the season are for calendar months. A $300 US dollar security cheque is required when balance is owed. The deposit cheque is is not cashed and will only be returned when all phone bills have been received and the waiting period is generally up to 8 weeks.
February is the peak travel month and due to limited availability SouthNest Inc. will give preference to customers renting February along with either January or March 2014.
